NMRC Explains: What is in Your Monthly Mortgage Payment?

A mortgage is a loan that a mortgage or commercial bank provides to individuals to enable them to purchase a home. It is an essential tool for homeownership and allows beneficiaries to spread the cost of acquiring property over a specified period.
A mortgage offers several benefits, including:

  • Early and Affordable Homeownership: With a mortgage, you can fulfill your dream of owning a home without having to pay the entire purchase price upfront. This enables you to enjoy the pride and stability that owning a home provides.
  • Installment Payments: Mortgages allow you to spread the cost of your home over an extended period of up to 15 years. This makes monthly payments more affordable and manageable.
  • Investment Opportunity: As you make mortgage payments, you are building equity in your home, which can serve as a valuable asset in the long term. Equity is the difference between the market value of your property and the remaining mortgage balance.
  • Tax Deduction: The interest portion of your mortgage payment is tax-deductible, providing potential tax benefits.
  • Potential Appreciation: Over time, property values may appreciate, leading to an increase in the value of your home. This can provide additional financial benefits if you decide to sell in the future.

In this guide, we will explore the components of a mortgage payment and provide a breakdown using a hypothetical N10 million loans with a tenor of 15 years and an interest rate of 18%. Understanding your mortgage payment is crucial for managing your finances effectively.
Breakdown of a N10 million Mortgage Loan at 18% Interest for 15 Years:
Let’s consider a hypothetical scenario to understand the breakdown of a mortgage payment as follows:

  • Loan Amount: N10,000,000
  • Interest Rate: 18% per annum
  • Loan Tenor: 15 years

Using these parameters, your monthly mortgage payment would be approximately N199,967.63.  Now, let’s explore the components of this payment:

  • Principal: The principal refers to the original loan amount of N10million. For example, a portion of your monthly payment will go towards reducing the principal balance.
  • Interest: Interest is the cost of borrowing money. With an interest rate of 18%, a significant portion of your monthly payment will be allocated towards interest in the early years of your mortgage.
  • Home Insurance and Property Taxes: While not included in the mortgage payment itself, it’s essential to consider additional costs such as home insurance and property taxes e.g. tenement rate

Long-Term Impact:
Over the 15-year term of your loan, your mortgage repayment will gradually reduce the outstanding balance on your loan. As you continue to make payments, the portion allocated to principal will increase, and the interest portion will decrease. This reduction in the principal balance will contribute to building equity in your home.

Bottomline:
Understanding the components of your mortgage payment is crucial for effective financial planning. With a N10 million mortgage loan at an interest rate of 18% for 15 years, you can expect a monthly payment of approximately N199,967.63. Remember to consider additional costs such as home insurance and property taxes. By understanding the breakdown of your mortgage payment, you can budget effectively and make informed financial decisions as a homeowner in Nigeria.
